These answers address the most common administrative and regulatory questions about licence parking with DURHAM HOME KEY REALTY.

Licence Parking

1. What is "Parking"?

Licence parking allows Ontario real estate registrants to maintain an active RECO registration without engaging in day-to-day trading activity through a full-service brokerage.

2. Who is DURHAM HOME KEY REALTY for?

DURHAM HOME KEY REALTY is for Ontario Salespersons and Brokers who wish to keep their licence active while stepping back from active trading.

3. Can I park my real estate licence from anywhere in Ontario?

Yes. Registrants may transfer their licence to DURHAM HOME KEY REALTY regardless of their physical location within Ontario.

4. For how long can I park my licence?

Licence parking is offered in one-year terms. Renewal is automatic.

5. What happens if I let my licence lapse instead of parking it?

Allowing a licence to lapse may require requalification with RECO before returning to practice. Licence parking avoids this risk.

6. Can I still earn referral income while parked?

Referral activity may be permitted in accordance with RECO regulations and brokerage policy. All referrals must be documented and processed through the brokerage.

7. Can I trade while parked?

No. Licence parking does not permit direct representation of buyers or sellers or participation in active trading.

Associations, Boards & Memberships

1. When I park, do I still need to be a member of OREA or CREA?

No. Licence parking does not require membership in OREA or CREA.

2. Is DURHAM HOME KEY REALTY a TREB member?

No. DURHAM HOME KEY REALTY is not a member of TRREB. The related brokerage, YOUR HOME SOLD GUARANTEED REALTY OF ONTARIO INC., maintains board membership for its active trading operations. Licence-parked registrants with DHKR are not enrolled in any real estate board.

3. What are the implications of not joining a Real Estate Board?

Registrants avoid board dues and MLS® fees but cannot access MLS® systems or trade directly.

Costs, Fees & RECO Obligations

1. How much does it cost to park my licence with DURHAM HOME KEY REALTY?

Current licence parking fees are $99.99 per year. Referral transactions are subject to a separate administrative processing fee of $299.99 per transaction.

2. Do I still pay my RECO registration fees?

Yes. RECO registration fees are paid directly to RECO and are not included in brokerage fees.

3. Do I still have to complete my RECO Continuing Education?

Yes. All RECO education requirements remain the responsibility of the registrant.

4. Do I still need to carry RECO Professional Liability Insurance?

Yes. Registrants must maintain RECO-required insurance coverage.

5. Are there any hidden fees?

No. All fees are disclosed in advance

6. Are there desk fees or office fees?

No. The brokerage operates on a cloud-based administrative model.

Referrals & Commissions

1. How does the referral process work?

Referrals are documented, tracked, and processed through brokerage workflows in accordance with RECO requirements.

2. How do I get paid my referral fee?

Referral payments are issued after funds are received and processed through the brokerage trust account.

3. Does DURHAM HOME KEY REALTY have a Commission Trust Bank Account?

Yes. The brokerage maintains a commission trust account as required.

4. Do you provide REALTORS for referrals?

Registrants may use their own referral network. The brokerage may assist if required.

Transfer Process & Timeline

1. How do I transfer my licence to DURHAM HOME KEY REALTY?

Registrants complete the online Registration Form. The transfer is submitted through the RECO portal and tracked to completion.

2. How long does it take to transfer into DURHAM HOME KEY REALTY?

Most transfers are completed within 1–3 business days, subject to RECO processing.

3. Do I need to notify my current Brokerage?

A resignation letter is required as part of the RECO transfer process. DURHAM HOME KEY REALTY prepares and submits this documentation on your behalf through RECO, so you do not need to notify your current brokerage separately.

4. What happens if I have commissions pending at my current Brokerage?

Pending transactions remain with the originating brokerage unless otherwise arranged

5. What happens with my listings or buyers under contract?

Active clients must remain with your current brokerage until completion. You may not represent them while parked.

6. Can I return to active trading later?

Yes. Registrants may transfer to a full-service brokerage at any time.

1. Where is DURHAM HOME KEY REALTY located?

DURHAM HOME KEY REALTY operates as a cloud-based brokerage with virtual administrative offices. The brokerage does not operate traditional walk-in offices.

2. Who manages the Brokerage?

The brokerage is managed by its Broker of Record in accordance with RECO regulations.

3. Who handles transfers and Brokerage administration?

Licence transfers and administration are managed internally through a single point of contact.

4. How does a cloud-based brokerage operate?

A cloud-based brokerage operates without traditional walk-in offices. Brokerage administration, licence transfers, compliance records, renewals, and communications are managed through secure digital systems, with oversight provided by the Broker of Record in accordance with RECO requirements.

Application-to-Person Messaging (A2P), Consent & Privacy

1. Why do I need to check two opt-in boxes on the Registration & Contact Us Forms?

Application-to-Person Messaging (A2P) rules require clear consent for service-related communication and ongoing updates. Both must be accepted for us to send confirmations and reminders.

2. What is A2P Messaging?

A compliance framework that ensures business texting is consent-based, verified, and secure.

3. What happens if I don't opt-in?

We cannot send transfer updates, renewal notices, or important Brokerage communications.

4. How does DURHAM HOME KEY REALTY protect my data?

DURHAM HOME KEY REALTY protects registrant information through secure, access-controlled digital systems, documented internal procedures, and restricted administrative access. Personal and regulatory records are handled in accordance with applicable privacy legislation and brokerage compliance requirements.

5. Do you have a Privacy Policy & Terms of Service?
